Roofing and Restoration in Norton Commons, KY

Norton Commons sits on what was once the WAVE Farm of George Norton, the founder of WAVE-TV. The plan came out of a public design charrette in 1997 led by town planner Andres Duany, and developers David Tomes and Charles Osborn built it as Louisville's first Traditional Neighborhood Development: about 595 acres of homes, shops, parks and civic space laid out around walkable streets.

Building started in the South Village in 2003. The North Village followed in 2015 with geothermal heating and cooling, and in 2020 the Hamlet was announced as a 158-acre, lower-density addition near Sleepy Hollow Road in Oldham County, with 257 lots around a lake, fields and woods. Homes across all three draw on traditional styles such as Colonial Revival, Victorian and Craftsman, with front porches, garages off rear alleys and carriage houses on some lots.

Falls City Contracting is a veteran-owned, family-operated contractor in Louisville. Our crew handles roof replacement and repair, chimney and masonry work, gutters and siding for Norton Commons homeowners.

Traditional Houses, Design-Reviewed Roofs

A typical Norton Commons lot has more than one roof to look after: the main house, a front porch, maybe a bay window, and a garage or carriage house out back on the alley. Porch and bay roofs tie into the walls with step flashing and low-slope transitions, so those are the first places we check when we trace a leak, along with valleys, dormers and pipe boots.

Every exterior change here goes through the Design Review Board, roofs included. Early on, the community's rules called for black three-tab shingles; they later opened up to dimensional shingles, and builders often finish low-pitch porches and bay windows with standing seam metal or copper. We repair and install both, and we can give you the product name, color and spec sheet to submit with your request.

Open Lots, Young Trees and Wind

Many of the street trees in Norton Commons are still young, and the newer parts of the North Village and the Hamlet sit on open ground near fields. That means fewer heavy limbs over the house, but less shelter when strong wind comes through, and ridges, rakes and porch roofs take the brunt. When the remnants of Hurricane Ike crossed the region on September 14, 2008, the National Weather Service recorded a gust of about 75 mph at Louisville's airport, and nearly a million Kentucky customers lost power.

If wind lifts shingles or peels back a section of roof, our crew can tarp it to keep water out until it can be repaired. Afterward, we'll inspect the roof and document what we find with photos. If you decide to file an insurance claim, we can offer help navigating the claims process.

Frequently Asked Questions

  • Do you work in the North Village and the Hamlet?

Yes. We serve all of Norton Commons, including the Hamlet on the Oldham County side, along with Prospect and nearby communities. Call and we'll confirm for your address.

  • Do I need approval before I replace my roof?

Yes. Exterior changes in Norton Commons, including roofing, go through the Design Review Board. Check with your HOA before you schedule the work, and we'll provide the product details they ask for.

  • Can you repair the metal roof over my porch or bay window?

Yes. We repair and replace standing seam metal and copper accent roofs, and we'll check the flashing where they meet the wall, since that's a common leak point.

  • Can you look at my garage or carriage house roof too?

Yes. We can inspect every roof on the lot in the same visit, so you get one plan instead of several.

  • How do you handle tight lots and alleys?

We plan where materials and the dumpster will go before work starts, talk through alley access with you, and keep a clean, organized jobsite from start to finish.
